From the Esplanade enter a private access road and to the Sandstone electric gates. With the long driveway - you will soon realise that you're about to enjoy a truly spectacular elevated view. Once you experience the uninterrupted water views it will be hard to walk away to unpack and do much else. It's simply relaxing and inviting. On cloudy days you can sit back and watch the magic unfold, on clear days you will see the straight across the bay to Portsea and over to the Bellarine Peninsula.

The comforts are immense at Tingira with linen bedding and plush towels, abundant toiletries and activities and space to spread out. With four bedrooms (upstairs with walk in robes) and three bathrooms (including spa jet bath), and a large self-contained rumpus with kitchenette and sofa bed - Tingira is the perfect escape for 2 families to enjoy the tranquility in Mount Martha. The open plan area upstairs impresses with polished herringbone parquetry floors in the kitchen, dining, lounge - this vast space expands through to the balcony with outdoor dining. The master bedroom has a private door to enclose the ensuite and master with dual access to a private balcony. To warm yourself in winter you can sit by the fireplace and also enjoy the fire-pit outdoors. In summer you can open the large windows, turn on the fans or enclose with air conditioning.

The features are endless - modern kitchen equipment including BBQ, Nespresso Coffee machine, Sodastream and entertain the kids (and big kids!) with ease with the back yard, board games/cards, table tennis, pool table, Smart TVs and NBN. The laundry deserves a special mention - it's so spacious with ample bench space with front loader washing machine and speed queen commercial dryer. The yard has water features, sitting areas, firewood Olive Trees and Citrus fruit to enjoy whilst staying.

A bond is required to complete this booking $1500.

Governance and Compliance:
All guests must comply with the Council By Law ‘code of conduct’. A copy will be available at the property, it is also available on the Shire website.

Any complaints made from neighbours, Police and the Council regarding a breech of the conduct by you, your guests and any uninvited people will result in a full bond deduction and immediate eviction.

The HostAbout Guest Agreement must be signed prior to your stay. Only the guests names on the Guest Agreement will be permitted to be at the property during your booking, unless you have discussed and received prior consent from HostAbout. Extra guests over the sleeping capacity at the property is not allowed, penalties will apply for breaking these rules.

Minimum Age: Guests are required to be 28 years of age or older, and the majority of Guests to be 28 years or older also. You will be asked to supply all guest ages in the Guest Agreement.

No Smoking: Smoking is prohibited, there is to be no smoking inside the house. Any evidence of smoking inside or outside the house, the bond may be forfeited or cost for Fumigation and butt removal will deducted from the bond.

No Parties or events allowed. A full bond penalty will apply and immediate eviction.

No Schoolies bookings.

Noise Restrictions: Please be polite with your noise and considerate of the neighbours - Quiet Hours 11pm-7am. Council by-laws are in place which enforce a no disturbance policy.

Rubbish Removal: House bins to be emptied prior to departure and Wheelie Bins put on nature strip. If bins are full during your stay, please notify HostAbout for a collection.

BBQ: The BBQ must be cleaned prior to departure, bond claims will be sought if left unclean.

Damages: All damages must be notified to HostAbout during your stay and prior to departure.

No eating in the bedrooms.

Strictly NO heels on timber floors.

Car Parking: All cars must be parked inside the property boundaries (in designated areas) and not left in the residential streets around the property.

Keys: Guests are responsible for all keys, locksmith call outs and replacements will be deducted from the bond.

Pets: Pets are allowed by Application (Please adhere to the pet rules in the Guest Agreement).

Departure: When departing the property, please ensure that you have read and followed the Departure Checklist (which is in the guide book). Failure to do this may incur a bond deduction if you do not leave the property fully secured/locked.
